  3. Open Advanced for your team cap, flat per-deal team fees, leases, stock settings and timing. Turn on I chose the full $12,000 cap if that's your plan.

What the calculator assumes

  • One anniversary year. Your cap, the $900 brokerage fee and revenue share counts start over on your anniversary date.
  • Your sales are spread evenly across the year, so the month you cap is an estimate.
  • Every figure is before income tax and any state or local taxes.
  • Personal deals, referrals, cap deferment and Canada are not included.
  • Where Real's articles disagree or are silent, the calculator uses the more careful reading and lists it under Assumptions.

FAQ

Common questions

$6,000. Members of teams with $100 million or more in sales over the past 12 months and 12 or more agents can have a $4,000 cap. A team member can also choose the full $12,000 cap.

More than it takes a solo agent, because Real's 15% applies to your share after the team split. On a $6,000 cap with a 20% team split, it takes $50,000 in GCI. On a $4,000 cap with a 10% split, it takes $29,629.63.

No. The team split goes to your team leader and counts toward your team cap, if your team has one. Only the 15% split to Real counts toward your Real cap.

On a $6,000 or $4,000 cap, it drops to $100 after you cap once your team leader reaches Elite. Turn on My team leader is Elite under Advanced to see it. On the full $12,000 cap, it drops when you reach Elite yourself.

The most you pay your team leader in team split in one year, if your leader sets one. It's separate from your Real cap and resets on your anniversary date. The minimum is $6,000 on a $6,000 cap and $8,000 on a $4,000 cap.

Some teams charge a flat fee per deal, one amount before you reach the team cap and another after. Those fees don't count toward the team cap. You can enter both under Advanced.
