Your own 20 sales at a $500,000 average price and 1.5% commission, which is $150,000 GCI. 5 team agents, each with $100,000 GCI on 10 deals, a $6,000 cap and a 20% team split. No team cap. You did not sponsor them, and there are no other sponsored agents.

A team cap moves money from the leader to the agents. Each agent now pays you $10,000 instead of $20,000 and keeps about $10,000 more. Real's minimum team cap is $6,000 for agents on a $6,000 cap and $8,000 for agents on a $4,000 cap.

What the calculator assumes

  • One anniversary year. Your cap, the $900 brokerage fee and revenue share counts start over on your anniversary date.
  • Your sales are spread evenly across the year, so the month you cap is an estimate.
  • Every figure is before income tax and any state or local taxes.
  • Personal deals, referrals, cap deferment and Canada are not included.
  • Where Real's articles disagree or are silent, the calculator uses the more careful reading and lists it under Assumptions.

FAQ

Common questions

$12,000, the same as an individual agent. You pay Real's 15% split on your own deals and on your share of team deals until you reach it.

No. The team split comes off the top of each deal and goes to the leader. Real's 15% applies to the agent's share after the team split, and only that 15% counts toward the agent's cap.

10% of each deal's GCI, or 25% if the leader covers the agent's split to Real. A ProTeam needs at least 2 agents and $5 million in closed volume over the last 12 months.

An optional limit, set by the team leader, on how much team split one agent pays in a year. It's separate from the Real cap and resets on the agent's anniversary date. The minimum is $6,000 for agents on a $6,000 cap and $8,000 for agents on a $4,000 cap. Flat per-deal team fees don't count toward it.

No. Paying a team member's split to Real gives the team leader no cap credit.

Yes. If you are their sponsor, they are your Tier 1 agents. Mark them as sponsored in the calculator and don't list them again under revenue share, or they will be counted twice.
