Elite Agent status at Real, explained

Short answer

Elite Agent is a production status that lasts until your anniversary reset. After you cap, you qualify by paying $6,000 in post-cap fees, or by closing $500,000 or more in GCI and 10 completed transactions of $1 million or more (receiving at least 50% of the commission on each), all in one anniversary year. Elite Agents get a $12,000 production award in stock, pay a $100 post-cap fee, and have revenue share unlocked through Tier 5.

Two ways to qualify

PATH A

Cap, then pay $6,000

After you reach the full cap, pay $6,000 in post-cap fees in the same anniversary year. At $285 per sale, that takes 22 post-cap sales ($6,270). 21 sales come to $5,985, which falls short.

PATH B

High GCI and qualifying sales

Close $500,000 or more in GCI and 10 completed transactions of $1 million or more (receiving at least 50% of the commission on each).

One anniversary year

Every requirement has to be met in the same anniversary year. Rebates reduce the GCI credited toward Elite, and personal deals don't count. Team leaders can qualify, and so can team members on a full $12,000 cap.

Team members and the Elite fee

Capped team members on a reduced cap whose team leader is Elite also pay the reduced $100 post-cap fee. Team splits remain governed by the team agreement.

Vesting and leaving Real

The production and cultural awards vest over 3 years. Unvested restricted stock units are forfeited if you leave Real before vesting.

Example: a $150,000 GCI year

Take the agent from the fees example: 20 sales of $7,500, capped on sale 11. The remaining 9 sales pay $2,565 in post-cap fees, short of the $6,000 Elite Agent requirement for that anniversary year.

Elite Agent status resets

Elite benefits run through the end of the anniversary year. Qualification and unlocked revenue share tiers reset on the agent's anniversary date.

In practice, yes. The post-cap fee path starts after you pay the full annual cap, and Real's stock article describes both paths as applying after the annual cap. The other path needs $500,000 or more in GCI and 10 completed transactions of $1 million or more.
