Built for teams
Short answer
A Real ProTeam needs at least 2 agents and $5,000,000 in closed volume over the prior 12 months. The leader sets a team split of at least 10% and can add a Team Cap. Members can take a $6,000 cap instead of $12,000, or $4,000 on teams that meet Real's production requirement. The leader keeps a $12,000 cap, earns the team split, and earns revenue share only through their own sponsor network, not from the team split.

Team split
The leader sets it in the team agreement. It's at least 10% of each commission and comes out of the member's share. If the leader covers Real's split for the member, the minimum is 25%. Real's 15% then applies to each person's allocation. The leader sets a default for each member and can change it on a single deal. reZEN doesn't change it automatically by lead source or production level, so the leader or an admin updates it.
Member caps
Each member can be on a $6,000 or $12,000 cap, and on a $4,000 cap if the team meets Real's production requirement. A member can change cap level before their anniversary reset only if they haven't capped and haven't paid more than the new cap.
Team Cap (optional)
The leader can stop charging the team split once a member has paid a set amount in team splits that year. The minimum is $6,000 for a member on the $6,000 cap and $8,000 for a member on the $4,000 cap. It resets on the member's anniversary date and is separate from the Real cap. Without a Team Cap, the team split keeps going after the member caps.
Team agreement
Every member signs a team addendum that Real keeps on file. Members can leave a team at any time. A member who has already capped moves to a holding team and keeps the lower cap until their anniversary reset.

Paid to the leader on every member deal, before and after the member caps, unless a Team Cap is set.
Your own cap
$12,000. You pay Real 15% on your share of each team deal, and that counts toward your own cap. Paying a member's split for them doesn't add to your cap. The credit goes to the member.
Revenue share
Only through your own sponsor network: agents who named you as sponsor on their application, plus the agents they sponsor on the tiers you've opened. Sponsor and team leader are separate roles, and each member names the person who most influenced them. Team benefits go to every member under the team agreement and can't depend on who they name as sponsor.
Stock and Elite
Leaders use the same stock purchase plan and capping award as any agent. A leader on the full cap can reach Elite. When the leader is Elite, reduced-cap members who have capped pay the $100 post-cap fee instead of $285.
Worked example: one member for a year

A member on the $6,000 cap closes 20 sales of $6,000 in gross commission ($120,000) with a 10% team split.

The leader's split to Real counts toward the leader's own $12,000 cap. This is an illustration, not a promise. Figures are examples, not income promises.
State taxes may apply (for example, Washington's 1.75% B&O tax, which Real deducts from commission).

The leader can cover a member's split or fees. That doesn't add to the leader's cap progress.
Flat team fees don't count toward the Team Cap. When two members are on one deal, flat team fees aren't split automatically, so the leader adjusts them on the deal.
The CBR and post-cap fees are either shared with the leader by team split or paid by the members only, depending on the team's proration setting. With proration off, a leader who pays a member's post-cap fee can get Elite credit for it.

Invite new agents
Team Leaders and Team Managers invite an agent who is new to Real from the My Team tab, pick their cap, and track onboarding from invitation sent to team joined. Agents already at Real are added through Teams@therealbrokerage.com.
Transaction coordinators
Connect TCs at three permission levels: Transaction Coordinator I, Transaction Coordinator II, and Team Manager.
Commission document approval
Require the leader or an admin to approve each team commission document before closing.
Payment privacy
Hide other members' payment details so each member sees only their own share.
Documents for signature
Admins can send documents for signature on behalf of team agents.
