Real Brokerage fees, split and cap in 2026

Short answer

Real agents split commissions 85/15: they keep 85% and pay Real 15% until those payments reach a $12,000 annual cap. The other fees are a $249 sign-up fee, a $900 yearly brokerage fee paid as $300 on the first 3 deals, a $50 CBR fee per deal, and a $285 fee per sale after cap. There is no monthly fee.

The split: 85/15 until you cap

You keep 85% of each commission. Real keeps 15% until those payments add up to your cap for the year. Solo agents and team leaders cap at $12,000, which takes $80,000 in gross commission. Team members on a ProTeam can have a $6,000 or $4,000 cap.

What changed on September 1, 2026?

For transactions created on or after September 1, 2026, the annual brokerage fee went from $750 to $900, now paid as $300 on your first 3 deals. The CBR fee went from $40 to $50 per transaction. The Elite post-cap fee is now $100. If you read an older article, check its date.

What you pay after you cap

Once your splits reach your cap, the 15% stops. Each sale then costs a flat $285 and each lease $125, or 15% of that commission if it's less. The deal that pushes you over the cap pays at least $285. Your cap resets on your anniversary date.

Minimum split and personal deals

Before you cap, Real's split on any one transaction is at least $500, plus applicable fees. Personal deals cost $250 each, up to 3 per anniversary year.

Worked example: $150,000 GCI

A solo agent closes 20 sales in a year, each with $7,500 in gross commission.
