How the Real Brokerage cap works

Short answer

The cap is the most you pay Real in company splits in one anniversary year: $12,000 for solo agents and team leaders, and $6,000 or $4,000 for eligible team members. A $12,000 cap takes $80,000 in gross commission to reach. It resets on your anniversary date, the first of the month after you join.

How much GCI does it take to cap?

To find the GCI it takes to cap, divide the cap by 15%.

On a team, the 15% applies to your share after the team split, so reaching the cap takes more GCI. With a 10% team split, a $4,000 cap takes $29,629.63 in GCI.

When does my cap reset?

Your anniversary date is the first day of the month after you join Real. On that date each year, your cap and your three brokerage fee installments start over.

Caps on a team

After a team split, Real's 15% company split applies to each person's allocation, not to the full commission. With a 10% team split, reaching a $4,000 cap takes $29,629.63 in GCI. A separate Team Cap, set by the team leader, limits the team split itself.

What you pay after you cap

After you cap, each sale costs $285 and each lease $125, or 15% if that is less, plus the $50 CBR fee. Elite Agents pay $100 instead of $285.

Can I transfer or prepay my cap?

No. Real does not give credit for a cap you paid at another brokerage, and you cannot prepay your cap. You reach it by closing deals.

STOCK AWARD

Capping also earns a set number of shares from Real. The award varies by cap level and Real may change share counts as it grows.

Questions about the cap

No. Cap progress does not transfer. Your Real cap starts at zero on your first anniversary year.

No. Real does not accept cap prepayments. You pay the split on each deal until you reach the cap.

Real has a cap deferment program with its own terms, and the details change. Check the current policy with Real Support or a Real agent before you rely on it.

No. The team split goes to your team leader. Only the 15% Real split on your share counts toward your cap.

Agents who reach Elite status pay $100 per transaction after they cap instead of $285.

Your Real sponsor is named on your application and is separate from a team leader. A sponsor does not change your commission split. Review your choice before signing.
