  2. If you sponsored agents to Real, enter how many of them cap and how many don't. Open Add deeper tiers for Tiers 2 to 5.

What the calculator assumes

  • One anniversary year. Your cap, the $900 brokerage fee and revenue share counts start over on your anniversary date.
  • Your sales are spread evenly across the year, so the month you cap is an estimate.
  • Every figure is before income tax and any state or local taxes.
  • Personal deals, referrals, cap deferment and Canada are not included.
  • Where Real's articles disagree or are silent, the calculator uses the more careful reading and lists it under Assumptions.

FAQ

Common questions

$80,000. The split is 15%, and 15% of $80,000 is the $12,000 cap. Before you cap, each sale pays a split of at least $500, so a year of small deals can cap with a little less GCI.

$285 per sale and $125 per lease, or 15% if that is less, plus the $50 CBR fee. Once you reach Elite, the post-cap fee drops to $100.

No. There is a $249 sign-up fee when you join and a $900 brokerage fee each anniversary year, collected as $300 on each of your first 3 deals. The calculator adds the $249 only if you mark yourself as new to Real this year.

On your anniversary date, the first day of the month after you joined Real. Your cap and the three $300 brokerage fee payments start over that day. The calculator models one anniversary year.

Real pays revenue share out of its own 15% split. Tier 1 earns a third of what each agent pays toward their cap, so a $12,000 capper pays you up to $4,000 at Tier 1. Tiers 2 to 5 pay 4%, 3%, 2% and 1% and open as you add producing Tier 1 agents, or when you reach your cap or Elite. Payments stop when that agent caps and are not guaranteed.
