Where Real Brokerage operates
Short answer
Real runs a licensed brokerage in all 50 US states, Washington DC and six Canadian provinces: Alberta, British Columbia, Manitoba, New Brunswick, Ontario and Saskatchewan. You keep your license with your own state or province regulator and move it to Real when you join. Each state has its own steps.
United States
Real reports a licensed residential brokerage in all 50 states and Washington DC as of June 30, 2026. It began in Texas in 2014. Real's support center has a license transfer guide for each state.
Canada
Real launched in Alberta in 2021 and reported six Canadian provinces as of June 30, 2026. Real's support center has a join guide for Alberta, British Columbia, Manitoba, New Brunswick, Ontario and Saskatchewan.
Canadian terms are different and are priced in Canadian dollars. Real's Canada page lists an 85/15 split, a $15,000 CAD cap, a $249 CAD sign-up fee, a $1,200 CAD yearly brokerage and risk management fee taken from your first 3 deals, and a $375 CAD fee per deal after cap. The rest of this guide uses US figures.
How licensing works when you join

Apply and sign
You apply online, sign the independent contractor agreement and pay the sign-up fee. Real says the application takes about 15 minutes.
- 02
Move your license
Your state or province regulator runs the transfer. Real's onboarding team reaches out within 48 hours with next steps, and waits if your old brokerage has to release your license first.
- 03
Join a board and MLS
You must affiliate with a board and MLS within 30 days of signing. You work with them directly, and Real doesn't cover the cost.
- 04
Plan your pending deals
Your state decides whether pending deals pass through your old brokerage. Real's list shows passthrough required in California, Illinois, Kansas, Kentucky, Louisiana, North Carolina, North Dakota, South Dakota, Vermont and Washington.

Check insurance
Real provides E&O coverage. Kentucky, Louisiana, Nebraska and Tennessee require additional coverage.
